There are many ways to make money in real estate. Two popular and proven ways are flipping houses and landlording. Often, both of these methods involve fixing or rehabbing the property for higher profits.

Flipping Houses to Make Money

House flippers pick up property at a low price and quick turn it for a profit. Different strategies for flipping houses include:

1. Turning Contracts. Many investors find a bargain house owned by a desperate seller and get a contract to purchase. They then sell the contract to another investor or to a owner-occupant home owner. This method requires great negotiating skills and knowledge of the current market. Rent brings in a consistent, positive cash flow if the properties are purchased at the right price and rented for maximum profits. Investors frequently fix up the properties for higher rents. Not only do the landlords receive cash flow each month, they get tenants to pay the mortgage for them and over time the value of the property appreciates.

Vulvodynia is a painful syndrome effecting women of all ages. It is diagnosed as pain in the vulvar vestibule area, which could also be described as the entrance to the vagina.

Sufferers of Vulvodynia find it extremely painful to attempt sexual intercourse, wear tampons, and in severe cases they cannot wear tight clothing without several discomfort.

Whilst there is no know cause of vulvodynia there are a number of treatment options available.

One of the most common and successful methods of treating vulvodynia is through physiotherapy specializing in pelvic floor rehabilitation. Pelvic floor exercises coupled with the use of a dilator will decrease the pain experienced as a result of vulvodynia, and in many cases this pain becomes completely manageable and the sufferer can enjoy a normal, healthy sex life.

To start with, you need to practice pelvic floor exercises, the dilator will be introduced once these are mastered.

Step 1: Lying down with your knees slightly bent, draw your pelvic floor muscles upwards towards your pubic bone. You will experience a feeling of tightness inside your vagina. Be sure to take deep breaths and relax all muscles in your legs and stomach.

Step 2. Hold this 'tightened' upwards state for 5 seconds.

Step 4: Release your muscles. Imagine you are going from being 'upwards' to letting go and dropping back down to the ground floor. Rest for 10 seconds.

Step 5. Repeat 10 times.

It can be quite difficult to master this so be sure to practice. If you have difficulty visualising the 'upwards' and 'resting' states, it helps to practice on the toilet. When you begin urinating try and stop the flow of urine midflow then release. This is the same as what you want to be doing during your exercises.

Once you have mastered your pelvic floor exercise of tightening and releasing, then it is time to introduce a dilator. A dilator is essential a small tube,, it comes in various sizes. The greater your pain, the smaller the size of the dilator you should begin with. If you do not have a dilator you can use a clean finger.

Step 1: Apply a small amount of lubricant to the tip of your dilator.

Step 2. Following the same steps as above, lie down on your back with your knees bent. Relax your pelvic floor muscles and insert the dilator as deep as is comfortable.

Step 3. Tighten your pelvic floor muscles around the dilator. Remember to stay relaxed and take deep breathes.

Step 4. Rotate the dilator. Imagine a clock face, hold the dilator in the directions of 3 O'clock, 6 O'clock, 9 O'clock and 12 O'clock.

Step 4. Hold each for 5 seconds then release and rest for 10 seconds.

Step 5. Repeat 10 times.

When first starting it can help to use your finger instead of the dilator. This way you can actually feel your pelvic muscles tightening around your finger then releasing, so you know that you are doing the exercise correctly.

As your pain decreases, go up a size until you are ready to introduce your partner into the exercises and resume sexual contact.

Cardiac Rehab

Cardiac Rehab is a treatment program for patients diagnosed with heart disease to recover faster and return to their normal pace of life. It teaches the patient how to live with heart disease, and how to bring about a change in lifestyle and follow the right path to a healthy and strong heart.

Cardiovascular diseases cause 50 % of deaths in the U.S.A. Coronary Heart disease affects 13.5 million Americans. There are usually three to four phases in a Cardiac Rehab program. Phase one begins when the patient is first hospitalized recovering from a heart condition or surgery. It is initiated in the hospital and may continue throughout the stay. Its goal is to deter the negative effects of bed rest, and bring about lifestyle changes that will minimize the chancres of a relapse in the heart condition. For example, at first you have to learn how to take care of yourself (grooming, bath etc), then find out how much exercise you can handle and start a weight training program.

Phase two is a major outpatient program started soon after discharge from the hospital. It lasts typically for 36 visits to the hospital or Rehab center. To start the exercise regimen, the patient must undergo a level treadmill test, so an exercise regimen will be tailored according to his need and condition. The entire program consists of starting on a strict exercise program and participation in group discussions, as well as individual counseling. Phase 2 Cardiac Rehab is reimbursed through Medicare and most other insurance agencies.

The program involves close monitoring of the patient?s initial exercise regimen, directing his return to work and leisure activities, developing a safe home exercise program, and providing counseling to treat any depression or to ease the change to a new lifestyle. Throughout Phase 2, the patient?s heart condition is monitored through Electro Cardiogram tests (ECG) on a weekly basis. High-risk patients are watched even more closely.

On completion of Phase two of the Rehab, the patient and referring doctor receive a report card, showing a comparison of several parameters tested during those 36 visits to the Rehab center. This includes body weight, blood pressure, heart rate, exercise capacity, and cholesterol level, and enables the physician to judge the results of phase 2 and the current health status of the patient.

Phase 3 is a maintenance program. It is started after judging phase two. Phase 2 patients may be referred to Phase 3 for continued supervision. Enrollment in phase 3 may not require a physician?s referral.

reduced risk of heart attack, decreased severity of angina, reduced need for hospitalization, decreased blood pressure, the ability to exercise longer, a lower cholesterol triglyceride level and decreased depression and anxiety.

Various Long term methods:

Those patients who have a long history of drug usage need to opt for long term drug rehabilitation program. The patients who opt for it may have a criminal history and are heavily into drugs. They need a long time to recover both physically and mentally. * Methadone out patient therapy is one of the options. It is a part of long term rehabilitation program. The patient is orally given doses of substances like Methadone so that his cravings for the drug are reduced. Once the cravings are reduced, he is counseled along with his family and friends group support.

* There are residential therapeutic treatment options for patients who have a long history of taking drugs and also have a criminal history. This treatment is recommended for patients with a severe problem. The patients have to stay in the center for up to 1 year. Methadone drug is administered regularly till they become stable.

Drug addiction is a very serious problem and drug rehab program must be taken very seriously. The family, friends and other support groups should support the patient in his or her endeavor to become drug-free. Entering a drug rehab center may be the patient's only chance of recovering from this dreadful problem.

How to profit from real estate by rehabbing and retailing

Buying houses low and selling them high is called retailing. This is the most easily understood method of investing in real estate. It's the art of buying at a low price, often doing some repairs, and then selling at retail price and usually cashing out. A lot of money is made through this method. Some people do it part-time, turning 2 or 3 houses a year, and make more money at it than they make on their regular jobs. Others do it full-time and turn 40 to 80 houses a year with an average profit from $20,000 to $35,000 per deal.

Rehabbing and retailing houses is very profitable, but it is's also the hardest way to make money in real estate and is layered with costly entanglements. A lot of satisfaction comes from rehabbing. Following is a list of tips for rehabbing and retailing:

1. Buy in areas where qualified buyers want to live.

2. Never close your purchase without confirming your assumptions, that is, after repaired value and repair estimates. Do your due diligence and get the purchase appraised as completed; buy title insurance; have a termite inspection; get repair estimates from qualified contractors; and get estimates to fix any other traps you can avoid.

3. Always borrow more than you need to buy and repair. The job will always cost more, take longer, and yield less profit than you expect. You better have a cash reserve.

4. Keep a tight leash on contractors. They'll play you like a yo-yo, which can - and probably will - be one of your biggest learning experiences in The School of Hard Knocks. But hey, don't worry; I graduated from that same school top of my class, and I survived.

5. Don't tie up your cash. Tying it up is a good way to become a motivated seller. The greater your need to sell, the longer it will take.

6. Do a nice renovation job. It'll pay handsome dividends in saved holding costs and in satisfied customers who'll send you more buyers.

7. Find a good loan processor or mortgage broker to get your buyers financed. It's the difference between success and failure. This person has your paycheck in his or her control,, so make sure the person you find knows his or her business and follows up.

8. Master the art of selling houses as fast as humanly possible. Slow selling is the biggest weakness for most yet one of the easiest to fix. If you sell houses the way most untrained investors do, it'll be a while before you get paid.

9. Never do your own repairs. If you do, you're working as a laborer, not an investor. You make money by locating and buying good deals, not swinging a paint brush. If you adhere to tip 3, it won't be a problem; you'll have the money. Some people tell me fixing houses is their therapy. I say if you lay hands on a house, you need therapy.

10. Get trained at this craft of quick turning real estate before you have to pay an ugly price for your education. Education is a lot cheaper than ignorance.

Drug Rehab: Outpatient vs. Inpatient - What's The Difference?

When an addict finally decides to seek out the help they so desperately need, they will have two primary types of addiction treatment programs to choose from: inpatient and outpatient. Understanding the differences and similarities of these two programs will help make it easier for the addict and their loved ones to identify which is best for their individual needs.

Similarities Between Inpatient and Outpatient Addiction Treatment Programs

Inpatient and outpatient addiction treatment programs have many characteristics in common. For instance, both types of programs generally utilize individual and group therapy. Because addiction has an effect on the entire family, most provide couples and family therapy. Inpatient and outpatient programs also educate the addict and the family about the nature of addiction while guiding the addict through goal setting and monitoring of those goals.

Differences Between Inpatient and Outpatient Addiction Treatment Programs

The most obvious difference between an inpatient and outpatient addiction treatment program is the location of the patient during treatment. As the name implies, those who receive help through an inpatient treatment program remain at a treatment facility 24 hours per day. The exact number of days the patient remains at the inpatient treatment facility depends on the policies of the rehab center and the individual needs of the patient. In general, these programs last three to six weeks. After the intensive inpatient treatment is complete, it is generally suggested that the patient receive extensive outpatient treatment.

An outpatient program, on the other hand, allows the patient to remain at home while undergoing treatment. This makes it possible for the addict to continue working and to be with his family while undergoing care. In an outpatient program, the patient attends treatment during the day. As with inpatient treatment, the number of days the addict attends treatment per week and the length of the program depends on the rehab center policies and the individual needs of the addict. 85% of people participating in an addiction recovery program opt for outpatient treatment.

Another option some addicts choose to follow is partial hospitalization. With this type of treatment, the patient remains home at night, but attends treatment more frequently than a person undergoing standard outpatient treatment. Generally, a person in a partial hospitalization program attends the program three to seven days per week for three to twelve hours per day.

Advantages of Outpatient Treatment

When it comes to choosing the right addiction recovery program, there are many factors to consider. For example, an outpatient treatment program may be best for a person that:

* Needs to continue working every day while undergoing treatment
* Cannot afford to pay for inpatient treatment, which tends to be quite costly
* Needs to remain near to family
* Has a supportive household that will ensure he attends treatment programs and carries through with program goals while at home

It is important to note that a person utilizing outpatient treatment needs to be able to deal with the real world while recovering from addiction. For some, this is too much to bear, while for others the daily tests they encounter can help to strengthen their commitment and their methods of coping with addiction.

A partial hospitalization program has many of the same advantages of an outpatient addiction treatment program. It does, however, provide more structure and more intensive programming than outpatient treatment. Partial hospitalization is usually more costly than outpatient treatment, but less costly than inpatient.

Advantages of Inpatient Treatment

There are many reasons to consider inpatient addiction treatment rather than outpatient. These reasons include:

* The addict has already undergone outpatient or partial hospitalization treatment and it was unsuccessful
* The addict has other medical problems, such as digestive problems, liver problems, infections, heart problems, anxiety, or intense depression that requires a greater amount of attention
* The addict lives too far away from the drug rehab center to make outpatient treatment feasible
* The home situation of the addict is chaotic and unable to provide the support necessary

Despite its advantages, inpatient treatment can be difficult to undertake. Perhaps the hardest aspect is the difficulty patients have reconnecting with their community, family, and friends after being away for a period of time. It can also be difficult to provide after care services to a patient that lives far away from the treatment facility.

Although it isnt something most people talk about or even want to think about, drug and alcohol rehab are places that exist because of such an unfortunately high prevalence of a number of different addictions in society. In fact, so many people are having to deal with some sort of drug and alcohol rehab in their personal lives that a new reality show called Intervention is being shown to educate people on how difficult living with an addict can be and the way to direct a person toward rehabilitation. Drug and alcohol rehab serves a single purpose for any addicted person and that is to help this person to stop using the drug or drugs that they are dependent on.

Some types of addictions have drugs that can be administered by a doctor in a drug and alcohol rehab facility that can lessen the common symptoms of withdrawal that would occur without assistance. Another option at many drug and alcohol rehab facilities is a program designed to help a patient to change his or her behavioral patterns in order to equip them with skills so that they have other actions to turn to when they are tempted to return to drugs or alcohol. Additionally, it is strongly recommended that anyone who is going through drug and alcohol rehab cease all communication and cut ties with anyone who is still using their substance of choice.

There are a number of different dependencies that can be treated at drug and alcohol rehab. Some of these dependencies that are treated include alcoholism, addiction to household products that can be inhaled, street drugs, prescription drugs and any combination of the aforementioned addictions. Sometimes a drug and rehab visit is a court ordered result of an arrest based on charges involving one or more of these different dependencies.

The most common program associated with drug and alcohol rehab is called a Twelve-Step program. The purpose of a Twelve-Step program is to help addicts to find the strength and will power to stop using their substance of choice as well as explore and alter bad habits that are connected to their addictions.
