Flipping A Rehab House


What is "flipping" a rehab? It is making an offer on a fixer-upper, and then selling the contract. It can mean fast profits with little risk, and very little money invested. The downside? You may make less profits than if you fix it up yourself, and can spend a lot of time looking for the right properties.

We are talking about classic real estate "flipping" here. You never really own the property or have any of the headaches that go with fixing up a place. Instead, you find properties with a lot of profit potential, get your offer accepted, and then sell your "place" for a profit. What you need to make money this way:

1. A good eye for value.

Without any idea of what homes in an area should sell for, you will waste a lot of time. You should be able to look at a home and say, "It should sell for about x amount once it is fixed up." Of course, you'll do research to arrive at a more accurate estimate once you target a particular property.

2. An idea about repair and improvement costs.

Again, you can waste a lot of time if you don't know what it costs for certain common repairs and improvements. Guessing that a roof repair will be $2,000 and then getting a quote for $10,000 means a blown deal after perhaps days of effort.

3. A few good contacts with investors who like fixer-uppers.

Once you get that offer accepted, you need to have some investors to call right away. You have signed a contract with deadlines. This is not the time to start introducing yourself to other investors.

4. The line "or assigns" in every offer.

You put "or assigns," or alternately "or my assigns" after your name in every offer (talk to an attorney or experienced investor to see what language is common in the area). This gives you the right to assign the contract to another buyer. If the seller asks about this, you can tell him that you may want to bring in a partner or turn the project over to your partner, but that all the same terms apply, so there is nothing to worry about.

5. Financing contingencies and other escape clauses.

If you can't find a buyer to assign the contract to, you will have to complete the transaction yourself. Unless, of course, you can't, and you gave yourself a way out for just such a possibility. These escape clauses might include making the deal contingent on getting a certain interest rate, or on getting the approval of your partner within a week.

Flipping a Rehab - An Example

You have been in touch with a few investors that invest in fixer-uppers, or "rehabs". You know what kind of properties they like, and how much profit they expect to get out of a project. Now you start driving around town, looking for fixer uppers.

You find three for sale through realtors, two for sale by owner, and several homes that appear abandoned and might have owners looking to sell. You take a lot of notes, and you go to the courthouse to find the owners of the empty-looking houses. Once home, you start making phone calls and talking to owners and real estate agents - and taking more notes.

Starting with the one that has the most potential, you look at the properties. For each, you lay out a plan on paper, then estimate the costs. Using the formula laid out in Number 7, you estimate the eventual sales price, and subtract from this the costs and the profit you need to make you and the final investor happy. This gives you the highest price you can offer.

One of your offers is accepted. It is a house that will be worth $156,000 when it is ready. The costs will run about $16,000, and the buyer accepted your offer for $114,000, leaving a projected profit of $26,000. Your good faith deposit is $500.

Now you get busy talking to your investors. One agrees with your assessment of the potential, thanks to your detailed plan showing the repairs and improvements, as well as your market analysis showing what similar homes have sold for recently. He likes to make $20,000 on any given deal, so he offers you $6,000 to have the contract assigned to him.

Of course it can get more complicated than this, and you are not likely to get an investor who will pay you prior to closing, so you'll have to wait a few weeks. However, notice that you only invested $500 and your time to make that $6,000. Also you may not want to handle a dozen fixer-uppers if you were doing them by yourself, but flipping a rehab house is a lot less work, so you could be working on several such deals more easily. You can see why some investors concentrate on flipping properties.

Cardiac Rehab: Better Than Before


Did 25 minutes on the stationary bike,5 minutes on the mini trampoline and 20 minutes on the tread mill.

Wow !!! I didn't know I could do that much after my Heart Attack. I never did that before....

It shows you how motivated I am to get my body and heart back to a better fitness state than ever before.

I have to wear a monitor for the whole proceeding but it is good to know that I am being watched for any signs of trouble.

I can already feel my attitude is confident and the Panic Attacks partially from Stress are not coming or are less severe.

Getting out of the house and being with other people who have their own heart stories I believe is a large factor in the reduction of all those things I suffered with in the past.

When I get scared I can talk to one of them ,or the registered nurse and I feel connected to the group.

Isolation at a time when you are dealing with life altering experiences is the worst thing for us as humans.

I believe we are a social people and need to reach out to others. It is a skill really....

Most of us are givers and don't know how to be receivers.

Since my heart attack I have learned to accept help,I talk to my children more about meaningful topics and I ask their opinion.

I think the lesson in all this has been to open up our relationship, be more tolerant and certainly more grateful and reflective.

You get to think about things when your at rehab doing the work. So that's another benefit of going.

My mind is changing along with my body and "it is all good".

On the other hand, they will still be encouraged to participate in more generalized clinical activities with the rest of the drug rehab community. This drug rehab design allows for the gay person a "safe space" where they will not feel judged and at the same time allow them to practice what they have learned in their groups. To take things a step further, it will also allow the heterosexual to practice recovery skills such as acceptance, unconditional love and honesty.

Punishment or Rehab For Drug Addicts?

Addiction is a compulsive craving for drugs, which is uncontrollable and leads an individual to the point of doing anything, whether it is stealing, committing murder or whatever it takes to be able to access drugs.

These drug cravings push people to do things they would not normally do. Their life becomes focused on how to get the drugs and how to keep their drug supply continually replenished. All types of crimes are committed by people simply trying to get drugs.

Residential property theft is high due to drug addiction. The addict will steal anything they can, such as TV sets, microwaves, VCRs, anything that can be turned into quick money in order to buy their drugs. They even resort to stealing from family and friends. Drugs are expensive to buy, so it takes a constant flow of cash to supply their addiction.

The argument goes on as to whether drug addiction is an illness or a crime and whether addicts should be punished or treatment given them to rehabilitate. Since 1914, after the Harrison Act was passed through Congress making it illegal to buy drugs, drug abuse has not slowed down, only risen to the point where there are more addicts today than ever before. In addition, there have been several other laws passed both on the federal, state and local level making drugs illegal, but laws have not deterred drug usage.

Mandatory prison sentences have been implemented to cover first time offenders and also any who offend for the second, third time or more. It was felt that by having tougher penalties in place for offenders this would deter the drug problem, but the stringent laws have not worked, as drug usage continues to escalate.

Federal prisons have around two million inmates with a large percentage of this number convicted of drug abuse crimes. These prisons are already overcrowded, so imprisoning drug addicts only adds to the population count. If all drug offenders were imprisoned, as there are many who are called recreational drug users and these people usually are never arrested, the cost to the country would be astronomical. The estimated cost of putting one drug offender in prison is around $450,000. That figure includes the arrest, cost of the trial and cost to house an inmate. If that $450,000 were used for rehabilitation costs, about 200 people could receive treatment.

By treating drug addiction as an illness and requiring the individual to undergo treatment, this would save society from those who are released from prison, who go back to the streets and resume their former life of abusing drugs and committing crimes. This system only creates a danger for other citizens who are subjected to being victims of their crimes.

The argument for rehabilitation over punishment does show good merit and possibly needs to be seriously considered. It is estimated that approximately 20% of drug addicts in prison could be rehabilitated positively through proper treatment.

At the same time, though, any addict who does commit a serious crime should be imprisoned to receive punishment for that crime. No one is advocating anyone should 'skate free', after committing a serious crime.

There are many ways to make money in real estate. Two popular and proven ways are flipping houses and landlording. Often, both of these methods involve fixing or rehabbing the property for higher profits.

Flipping Houses to Make Money

House flippers pick up property at a low price and quick turn it for a profit. Different strategies for flipping houses include:

1. Turning Contracts. Many investors find a bargain house owned by a desperate seller and get a contract to purchase. They then sell the contract to another investor or to a owner-occupant home owner. This method requires great negotiating skills and knowledge of the current market. You must know how to move the contract or you make no money and unfairly tie up the home owner. Successful flippers repeat the system over and over: contract, sell, buy--and make modest gains on each transaction. This method helps beginning investors make quick money to get a bankroll to buy more houses.

2. Buy Ugly Houses, Fix and Flip. Another flipping method is to purchase bargain property either with financing or cash. In this strategy, the flipper becomes the fixer and makes the money that the investor would make in the "turning contracts" system.

3. Buy Pretty Houses and Flip. Not all bargain houses are fixers. You can find sellers whose homes are in perfect condition but their personal life makes keeping the house impossible. The key to getting a pretty house from a needy seller is to be ready to cash the seller out with pre-arranged financing or cash.

Landlording to Make a Fortune

Wealthy real estate investors buy properties as long term investments. Rent brings in a consistent, positive cash flow if the properties are purchased at the right price and rented for maximum profits. Investors frequently fix up the properties for higher rents. Not only do the landlords receive cash flow each month, they get tenants to pay the mortgage for them and over time the value of the property appreciates.

Both flipping and landlording make money when you buy low, rent smart, and sell for top dollar. However, over time, landlords make the fortunes investing in real estate.

Substance Addiction and Rehabilitation

Addiction is sad, really. The life of an addict is often times harsh in ways that are not always visible. Of course, a lot of times the effects of addiction are visible.

Addiction is something that can hurt a great deal. Whether you are the person addicted or the loved one of someone with an addiction it can be an item of major concern that can manifest in multiple problems. You should seek to overcome the addiction as quickly as possible.

If you are the loved one, I hope you have the strength to stand by the person recovering or more importantly the one that hasn't begun to recover yet. The first step is for the person to recognize the problem. This can be tough, very tough on you. Maybe the worst thing you could do is to abandon that person. You could be the one that keeps him or her from completely falling off the edge.

I'm not an expert on addiction, so you can take all of this with a grain of salt. I'm only approaching things from a level of common sense that is uniquely my own. So take all of this with some degree of skepticism and consult a professional for proper care.

My personal beliefs hinge around compassion. If the one I loved was seriously addicted, I'm not sure I'd be able to get over my guilt if I abandoned that person. If they took a turn for the worse I would always wonder, "what if?".

No doubt about it, addiction brings great pain upon the afflicted and those closest to him or her. Consider that, think about it and mull over what that may mean to you personally and the people you love.

If you are the person with the addiction, or you are not sure if you really are addicted, think about it carefully. Is your substance use causing pain to the people you are closest too? Even if you are causing them only a little pain, you need to recognize that you may be addicted and need help.

Drug treatment and alcohol treatment rehab centers exist everywhere. Consider staying at one for a while. You've got to take a sober and serious look at your situation. Do you value your life and your loved ones more than your addiction? I hope the answer is that you cherish your family most. This is not your typical surface level question where you can get away with saying what you know people want to hear. You have to seriously take a look at yourself and come up with an honest answer.

If you treasure your relationships to others more, then it is time to give up the addiction. Life abounds with people who chose their addictions over their relationships. Their stories are all very sad. One thing is for sure: If you don't take action, the addiction will rule your destiny until you reclaim it.

Those around you may not be willing to wait around to see if you will change or not. Talk to them honestly, admit your addiction and then get help. There is no shame in that, instead it shows that you have some integrity and a strong enough will that may allow you to come back to the land of the living.

I don't intend to be harsh. If you read this far, there might be some question about your status in your own mind. This isn't being blunt but rather a gentle wake up call.

Take charge and take your life back.

The reason is not far fetched. The internet gives you more result than yellow pages. But you?ll be able to find the local rehab center in the yellow page. This is because the right and reliable ones among the centers in and around your area will surely advertise in the yellow pages. But you won?t find the bogus ones who will not want to incur the wrath of the law enforcement agencies.

No matter how remote your area is, the internet and the yellow pages can provide you with reputable and reliable drug and alcohol rehab centers. Drug Rehab-A Family's Help Can Make The Difference

To have a drug addict in a family, can be very depressing for the members, and they may go through a number of emotionally, physically, socially, and mentally, painful situations. Drug Rehab Treatment Centers as an Experience, not a Punishment

Choosing a drug rehab treatment center is a decision that calls for both negative and positive emotions. Nobody wants addiction to overtake their life to the point that rehab is the necessary step. However, the decision to go to one is something to look forward to, as it is the decision to rebuild a healthy life. It is the conscious realization of a problem, and it is the first conscious step towards healing. Understanding what drug addiction entails and how it affects the user is important for healing substance abuse. As well as understanding addiction, knowing what rehabilitation is will help the patient understand what he is going through and the purpose of the treatment. Lastly, the type of rehabilitation program is of vital importance for the patient. Understanding that a rehabilitation program is as personal as the patient's problem will certainly help to ascertain the treatment needed for the specific patient. Rehabilitation must be a positive program motivating the patient by his successes and discouraging him from relapses. To reach the stage of being in a rehab center that positively works to heal addiction, the patient and all concerned must understand three things: what addiction is, what rehabilitation is, and what treatment can and should be like.

Drug addiction is much more complex than merely 'too much drug use'. While willpower is important to controlling anything in one's life, in drug addiction a lack of willpower is not to blame. Willpower is at play at the first stages of drug experimentation, but at a certain point in addiction, it loses its function. Drug addiction is an illness, and rehabilitative treatment is the only means of curing this behavior.

Rehabilitation, then, is the path that leads to an effective treatment of drug use. Research has shown that addiction is treatable. Research has not shown, and will not show, that treatment is easy. Rehabilitation is the recovery of diminished capacities due to injury or illness. The word itself comes from the latin prefix re meaning 'again', and root habilitar meaning 'to inhabit'. Thus 'rehabilitate' literally means to inhabit yourself again - and that is the aim of rehabilitation: to return former capacities to the inflicted person. This is especially true in drug addiction. Freeing oneself from addiction is a type of homecoming to a life of control.

Rehabilitation aims at more than ending drug use. As previously mentioned, rehabilitation cannot be a punishment for drug use. It must be the gradual process of ending dependence while also rehabilitating the patient into society. This is often the most difficult aspect of rehabilitation. It is important that the patient realistically understand that the future will consist of effort to reintegrate and rejoin society. The patient is assisted by counselors throughout the treatment, but the patient himself is the main catalyst in rehabilitation. The family and friends of the patient must also go through aspects of rehabilitation, for life after rehab will not be a continual sunny day. The forecast predicts many rain clouds at first, with occasional storms down the road. The family must know how to be supportive and helpful throughout the stormy weather.

The rehab treatment center can be considered the umbrella in the stormy weathers. It cannot control the weather, but does shield and help the patient and family on their way through the tempest. While there is no one correct rehabilitation treatment, as each treatment must be tailored to the particular needs of the patient, there are means of ensuring that the rehab center chosen is one that will provide a positive environment to optimize the long term results of rehabilitation. The personal treatment for the patient must be continually checked and improved, as different steps throughout the treatment call for different measures, and each patient needs a different length of time for treatment. The personal treatment must also take into account the various problems beyond drugs which the patient faces. Drug addiction is often the result, and not the core of the problem - this core must be dug up through various therapies, counselors, and activities, which all should be readily available through the treatment center. A forced treatment is not necessarily a bad thing - again, depending on the treatment center. With a good treatment center, a person who initially will not admit to his problem or the need for a solution can be fully rehabilitated. Extremely beneficial are experiential therapies, which, through their communion with nature help the patient gradually reintegrate into life, which will eventually ease reintegration into society. A rehab treatment center must be rigid in its aims to help the patient, but cannot be rigid in its process.

Understanding what addiction is and why it happens is vital for the patient and the chosen treatment center. Once this is established, there can be a mutual respect, in lieu of distrust and judgment. The next step is to understand what rehabilitation is. It is a dedication, again, on the part of both the patient and treatment center, to heal a drug problem and, more importantly, rebuild a life - to bring the patient home in the spiritual sense. With these two concepts well understood and looked after, the patient has great chances of succeeding to overcome the addiction. The treatment center that fully understands addiction and rehabilitation will be the center that offers a full and varied program that will be created and recreated for the particular needs of its patient, and that will guide the patient not only through his addiction, but through his reintegration into life and society.
