A Drug Rehab and Dual Diagnosis Treatment

National statistics have shown that drug addicts and alcoholics who attend a long term addiction treatment and drug rehab programs, where their dual diagnosis is addressed, have a higher recovery rate. Although individual addiction treatment and dual diagnosis programs can vary, the average length of time of such a treatment program is approximately four to six weeks.

Detox and Dual Diagnosis

Drug rehab is a series of addiction treatment services with very specific focus to each. Alcohol detox and drug detox is only the first step to completing drug rehab. Alcohol detox or drug detox alone is not sufficient to change the patterns created by drug addiction and alcoholism. Recovery from drug addiction or alcoholism involves an extended addiction treatment process which usually requires the help of drug rehab professionals. In most cases, a person?s dual diagnosis is not fully addressed in detox. The reason for this, is that so many of the symptoms associated with alcohol withdrawal or drug withdrawal mimic psychiatric symptoms, it is best to wait until the patient is medically stable. It is usually in the drug rehab portion of addiction treatment that the dual diagnosis is more fully diagnosed and treated.

Why Detox in Drug Rehab

Denial is a significant barrier in treating dual diagnosis and drug addiction. Almost all addicts tell themselves that they can conquer their drug addiction or alcohol addiction on their own without the help of addiction treatment resources. Unfortunately, this is not usually the case. When an addict makes an attempt to discontinue drug abuse and alcohol abuse without the aid of professional drug rehab help, recovery is short lived, sometimes due to intense cravings and sometimes due to overpowering alcohol withdrawal or drug withdrawal symptoms. An addict or alcoholic who wishes to recover from their drug addiction or a dual diagnosis needs more than just strong will power. Trying to overcome the barriers to living a drug-free life without the guidance of a successful drug rehab as the foundation can be extremely difficult. For additional information on dual diagnosis or addiction treatment program, call 1-800-511-9225 or go to www.lakeviewhealth.com.

New Drug Rehab Model Used in Second Chance Program in Albuquerque

A new drug rehabilitation program that uses long-term nutritional and sauna-based detoxification - with no alternative drugs - is achieving high success statistics in a prison setting. Run by Rick Pendery, the national executive director of the Second Chance Centers, and Joy Westrum, the president of the Second Chance Program, the program has been running for several months in a secure setting in Albuquerque, NM.

Westrum explains that the purpose of the program is to "provide secure, long-term rehabilitation for substance abusers in the criminal justice system, and then to transition them back into society so they can lead a stable life free of crime and drugs. The program includes the administration of vitamins and mineral supplements twice a day, drills designed to extrovert the inmate's attention, and physical techniques designed to decrease the physical trauma of withdrawal that are administered by other inmates. The entire process is supervised by a staff member trained in the process."

This long-term detoxification process has been used throughout the world, not only to assist people in getting off drugs, but also to remove chemicals and other toxins from the system. For example, it was used by the New York Fire Department and others who worked at Ground Zero after the disaster of 9/11.

"When the person has completed the long-term detox, the metabolic residuals from years of substance abuse are eliminated from the body. We have found that the detox measurably decreases the craving to take more drugs," Pendery explains. "The also appear more healthy, as witnessed by physical indicators, such as improved skin tone and clear eyes, as well as social indicators like higher activity levels, better communication skills, and so forth."

Those on the program also engage in what are called Therapeutic Training Routines, which are known to increase the inmate's attention and awareness of his present environment, raise his ability to comfortably confront others and examine his own life, and raise his ability to give and receive communication. In the process, the inmate's level of responsibility, ability to gain control over his emotions, ability to control others, and willingness to be controlled also increase.

"These routines consist of actual communication drills that were developed by L. Ron Hubbard, the founder of a newly recognized religion called Scientology," explains Pendery. "Second Chance is a secular program that uses protocol-based research from Mr. Hubbard, but Second Chance is non-religious by nature and is not part of the Church of Scientology. Developing better communication skills, eliminating toxins stored in the body, and learning tools that more effectively help someone learn and apply what they learn are examples of some of these protocols. Our center provides Sunday Catholic and Protestant services, and practices an official policy of respecting the religious beliefs of others. The inmates here are encouraged to pray, read the Bible, meditate, or take part in any religious activity."

Concludes Pendery, "The results of this part of our program really pull the individual out of his 'drug life.' The remaining steps help stabilize him so he can successful reintegrate into society."

Kent McGregor, previously the Director of Substance Abuse for New Mexico and later a Commission on Accreditation of Rehabilitation Facilities Certifier, has acted as a consultant for the Second Chance Program. He outlined how the various parts of the Second Chance Program fall within what is considered to be the best practice in substance abuse treatment, saying, "The Second Chance program uses a holistic approach of exercise combined with the use of nutrients to replace metabolic deficiencies. They use a sauna/nutritional detoxification therapy that reduces the burden of toxic body metabolites. They additionally use motivational interviews, contingency management, community reinforcement therapy all combined into a successful matrix model in a social detox therapeutic community environment.

Flipping Houses Ethics: Ethical Rehabbing

In wrapping up my article series on the ethics of flipping houses and real estate investing in general, I?d like to share a word on rehabbing houses ethically.

First, for those who may be unfamiliar with the term, ?rehabbing? a house is simply the act of making repairs and/or renovations to put the house into ?fair market condition? ? or, as I prefer it, ?like new? or ?better than new? condition.

The purpose is typically to build value into the property where value currently lacks ? either for the sake of equity or profit at resale.

When I rehab a house, I tend to go over and above, spend more and do more than your average real estate jockey.

When I rehab homes, I like to do them ?right.? I don?t cut corners or hide things that should really be fixed, and if you strive to be an ethical investor, neither should you.

If I encounter something that could be costly, I always explore all of my options as long as the final result will provide my customer, the ultimate homeowner, with a quality product. Though I?m not opposed to finding the cheapest way to get things done, I want the job done properly rather than just covering up defects which should really be fixed. And whenever I'm helping newer investors learn how to get started right in the house flipping business, that's exactly what I teach them.

Of course, just like settling all of your deals, rehabbing houses properly can be difficult at times ? especially if you find yourself working on a shoestring budget.

But in the end you have to sleep well at night. And you can sleep well knowing that you?ve virtually eliminated any risk of a lawsuit from an angry homeowner and created a good name for yourself in the community to boot by rehabbing something the right way. As with settling your deals, this type of reputation can go a long way, particularly if you are focused on rehabbing homes in a particular area. And shoddy work yields a shoddy reputation.

Lastly, I must caution those of you who know the types of rehabs that I do today not to get caught up in thinking that you must do full-blown gut rehabs to do them ?right.? This is just my preference, and I?ve told you in other articles why I personally prefer the ?gut rehab?.

You can do cosmetic ?paint and carpet? rehabs and still do them ethically as I?ve described. I still like to complete one of these myself every once in awhile, as it?s nice to get an easy deal here and there.

My main point is this. If you know there?s a leaky pipe in a wall that no one else can see, fix it! Don?t hide or gloss over necessary repairs, even if you think no one will find out for a long time. If you make this a business practice, it will catch up with you in one way or another.

Florida's Gay Population and a Florida Gay Alcohol Rehab

Florida's gay and lesbian population is growing daily and with it is a growing need for gay and lesbian services. For the purpose of this article we are concerned with gay drug rehab, gay dual diagnosis and gay alcohol rehab services. Regardless of where a person is from, they bring their personal history with them. In the case of the gay and lesbian, the personal histories of which I speak are related to prejudice, discrimination, internalized hompohobia and shame. Growing up gay and having to deal with the attitudes of the general public and family, have led many gay and lesbians to the world of drug addiction and alcoholism. Unfortunately, what happens is the attitudes of the heterosexual population become worse as the gay man or woman becomes drug dependent and their ability to cope with their feelings diminish even more.

Florida Gay Alcohol Rehab

Now imagine that we ask a gay or lesbian to check into an alcohol rehab run by a group of heterosexual men and women. It is like asking an anorexic to check into an addiction treatment program for compusive overeaters. This could be their worst nightmare. Don't misunderstand me, this doesn't mean that the alcohol rehab has to be run by all gay men and women. That is not the real world. The alcohol rehab must, as a minimum, have a gay alcohol rehab component, within the alcohol rehab itself. This will provide the gay or lesbian with a "safe space" in which to express their feelings and thoughts without thinking they are being judged. Their are many other clinical benefits derived from a gay alcohol rehab run in this fashion, such as being able to eal with internalized homophobia, but it also allow for the heterosexual to deal with their own homophobia. Everybody wins!

Jonathan Huttner is a partner in Lakeview Health Systems's a alcohol and drug rehab, which has its own gay friendly alcohol rehab component called Freedom Rings. Freedom rings provides alcohol and drug rehab for the GLBT population.

For additional information on an alcohol rehab program that has a gay alcohol rehab component call 1-800-511-9225 or go to www.gay-rehab.com. If you are not concerned with whether the alcohol rehab is gay focused, then go to www.steppingstonecenter.org.

Proper Alcohol Rehab Methods

The best solution for a drinking or alcohol problem is to find the proper drug or alcohol abuse treatment program and then gently discuss with patient, if he is not the one initiating the alcohol rehabilitation, the dangers of continuing alcohol or abuse, the benefits of rehabilitation and your love for them. The patient may not be amenable to your appeal initially, don?t give up.

Tell them lovingly the need to get back on a healthy track and that going to an alcohol rehab center is like taking off on a deserved holiday, and that the healing effects of such a holiday will give them a new lease of life that brings about a behavioural advancement away from the influences of alcohol and its negative tendencies.

Whether you are the patient or you are the patient?s counsellor, I want you to bear in mind that rehabilitation is a very serious issue, which emotional impact on the patient you must try to understand in other to be able to deal with it. No one wants to lose their freedom to anyone or institution, but that is what an alcohol rehabilitation program is all about. The rehab center takes over your life in such a way that it shuts out a habit you have enjoyed for a long while.

This is why you should be careful in choosing an alcohol rehab that will in turn choose an appropriate medium and motivation for you or your loved one. Every alcohol rehab patient is an individual whose agreeable tendency must be found and used for his own good.

Whether an alcohol rehab should rely heavily on prescription drugs and techniques, holistic or natural methods, will depend on the individual patient?s readiness to embrace such a therapy without force. No matter how good an alcohol rehab may claim to be, only the cooperation of the patient can bring about a successful alcohol rehabilitation.

Aside from prescription drugs and natural treatments, ensure that your choice of alcohol rehab engages in psychological repair of their patients, because though the patient be purged of both alcohol use and cravings, their view of themselves is the main cause of alcohol abuse.

Whether an alcohol rehab patient should be an in or out patient depends on the gravity of the abuse, however, this decision should be left for the rehab center to take after thorough examination of patient and the patients financial ability to foot the bills.

There are lots of alcohol rehab centers in the United States and overseas, the best alcohol rehab centers for patients are ones that a little far removed from home.

Neshah writes for your success. He recommends Proper Alcohol Rehab Methods, the road map to life changing Alcohol Rehab programs.

How to Strengthen Your Rotator Cuff for Injury Prevention and Rehabilitation

Chances are if you are at all familiar with your rotator cuff it is because you have injured it at some stage. Unfortunately the group of muscles that make up the rotator cuff are quite vulnerable to injury, especially when subject to sudden stresses and strains that occur in some sports. For example, throwing a ball can be very stressful to the rotator cuff. That being said, it?s not only those participating in sports activities who are at risk of rotator cuff injury ? the rigors of just regular daily activity can also exact their toll on the rotator cuff, especially where excessive repetition is involved.

So how do we avoid injuring our rotator cuff and if it?s been injured in the past then how do we ensure the quickest recovery and minimize the likelihood of injuring it again?

The answer lies in strength. In truth there, are a number of factors but strength is a major factor and the one we will consider in this article. Quite simply: a strong rotator cuff is more likely to withstand the demands of everyday life as well as the exertion of sporting activities. Strong and healthy muscles are less likely to be strained or torn and are more resilient to higher than usual demands being placed on them. Injury recovery will also be quicker.

So how do you strengthen your rotator cuff? The same way you strengthen any muscles: exercise. There are a number of exercises that directly work the muscles of the rotator cuff and one of the easiest and most effective to do is the one I will describe below.

Before we get to the exercise I should insert a quick few words of warning: if you are already suffering an injury you should check with your doctor before performing any exercise that works the injured area. Also, if you feel any pain while exercising then back off a little ? either reduce the weight or resistance you?re using or decrease the range of motion to within pain free limits, or, if neither of these actions eliminate the pain then you should not perform that exercise until you can do it without pain.

With that out of the way, here?s how to perform the exercise:

To exercise the rotator cuff on your right hand side you lie on your left side, on a bench if you have one or otherwise the floor is fine. Position yourself so your upper right arm lies along the length of your upper body and is bent 90 degrees at the elbow to make an ?L? shape with your forearm resting across your body. Place a folded up a hand towel and position it under your right elbow so your upper arm is supported and is parallel to the floor. This is the starting position.

Take a very light dumbbell (it is essential to start with a very light weight especially if recovering from an injury) and as you exhale slowly and deliberately rotate your forearm to a vertical position all the while keeping your elbow resting on the towel and your upper arm along your body. So the finish position has your upper arm along your body and your elbow still bent at 90 degrees with your forearm vertical and your fist pointing at the roof. Lower slowly and repeat for at least 12-15 repetitions for each set.

This is just one simple exercise, easily and comfortably done by anyone, that will increase the strength of your rotator cuff. With a strong rotator cuff you will be less likely to injure it and more likely to recover quickly if you do happen to sustain an injury to the cuff. You can also use this exercise as part of a post-injury rehabilitation program but be sure to do so only under the advice of your doctor or physical therapist.

Sean Jacey is a former personal fitness trainer who developed his own powerfully effective method of healing rotator cuff injuries after his physiotherapist told him she was unable to help him further with his chronic shoulder injury. Sean's website is RotatorCuffRemedy.com where you can find out how to heal your rotator cuff injury easily and effectively.

Returning To The Work Force After An Injury - Occupational Rehabilitation

Injuries can be common at the workplace. For anyone getting injured, a common worry is the ability to continue working at the specific vocation. For employees, the main anxiety is about getting back to work as soon as possible as well as being seen as a productive and contributing member of society.

Occupational therapy can also help one regain emotional stability and allay fears about getting laid off. In addition, occupational therapy can help the patients determine if they need to look for another job should the extent of the injury be too serious and to prepare the patients emotionally and mentally for the new jobs.

Depression and a sense of worthlessness is common among those who have had been injured and recuperating for a long time. Work allows one to feel fulfilled and productive; and when one does not work for an extended period of time, their self esteem maybe severely affected. Occupational therapy can help address this problem and restore the sense of self worth and confidence. Doctors and qualified professionals are able to determine if a patient should seek alternative occupational direction should the injury or illness necessitate the change.

For serious injuries, once the patient is out of the critical stage, occupational rehabilitation can begin soon after. Doctors will analyze the extent of the injury as well as the physiological effects on the patient?s mental health and the impact on the job. The person?s ability to perform the functions of the job adequately will also be measured and the appropriate steps to return the person to the previous condition will be applied.

Individually structured programs are drafted once the need for occupational therapy has been determined. It could focus on regaining physical strength, flexibility or the range of motion once enjoyed by the patient. The therapy could also focus on regaining a previous mental state. It is important to know that any success is not instantaneous. It may take several sessions of occupational rehabilitation, over an extended period of time before positive results may be noticeable. In some circumstances, the person may still need to undergo occupational rehabilitation even after returning to work.

Work is itself, a form of occupational rehabilitation. Those who return to work, even if they do not operate at full capacity, the time needed for full recovery to take place carries on at a faster pace. This is because the person undergoes a mental adjustment when returning to work. This added confidence and a feeling of self worth spurs them on to adapt and motivates their recovery.

Companies are sometimes willing to make adjustments to the persons work environment to accommodate the person when he is undergoing occupational rehabilitation. This is a positive signal to the patient that the company values and appreciates the work the person has contributed to the company.

Rehabilitation - 5 Chiropractor Tips for Runners

For an active person, running is an exhilarating way to get a good workout. Unsurprisingly, a good many fitness buffs swear by their daily runs; both as a form of exercise and a way to clear their head and get grounded and ready for their day. As with any exercise, running demands some planning, and for those under the care of a chiropractor, this actual kind of exercise might require a bit of extra planning. Nonetheless, even a runner who?s never seen the inside of a chiropractor?s office can benefit from a number of chiropractic tips which will them avoid types of injuries that have long lasting effects.

1 Do wear running shoes- do not wear normal tennis shoes or footwear designed for other kinds of athletic activities like hiking, basketball or rock climbing. Chiropractors want every runner to understand the effect that an incorrectly enclosed foot has on leg bones and therefore on the spine; that?s why they caution runners that proper footwear makes a vast difference in your overall health.

2 Move your arms when you run. A beginning runner often does not know they should move their arms in time with the movement of the leg opposite. Experienced runners are very aware that it is this motion which assures the body weight has proper transference.

3 Chiropractors warn against wearing out your running shoes until you need to hold them together with strings and tape. Rather, replace them as the soles wear down. Worn out shoes no longer sufficiently cradle your foot; run down soles make it hard to walk appropriately.

4 Chiropractors are especially determined that you avoid strap-on weights at ankles or wrists. The amount of injuries chiropractors see as a result of runners following in on this fad is sobering. Those who want to exercise with weights, should do it after or prior to their run, never during. Adding weights alters your body?s balance and as your body tries to compensate, damage to your neck and spine can easily be done.

5 Don?t look down while running; instead scan the way ahead of you for any obstacles you may need to avoid, there is no reason to be running with your face down. Failure to look straight ahead so results in straining the neck?s curvature and contributes to back pain, neck pain, and a swarm of other conditions you don?t want.

Chiropractors have much good advice about running; the wise runner who follows these suggestions will avoid the pitfalls and reap the most benefit from their physical efforts.

Veterans Stop Procrastinating: File Your Claim For Vocational Rehabilitation With The VA

OK so you're out of the service, back home and everything is right with the world. Or is it? After a month or so, you're sitting around at home and you realize - you really need to get back to work and make some money- duh. Your significant others are kind enough to remind you of this and your disability severance pay is already running through your budget like water. Now what? Where are all the jobs that were supposed to be there? Where do you start?

One place to begin is the local employment service office. But the jobs there are often low paying and demeaning with a high turnover. Who wants to be an unskilled laborer 40+ hours a week, with no benefits - and work for someone who's never been anywhere or done anything and treats you like a moron? And, forget about medical services for your children or a visit to the dentist. After the work week is done you spend the weekend in pain, nursing your painful back and tend to drink too much as a result.

Alright , so maybe the answer is to find another career - like you were trying to build in the military, until you hurt your back and they forced you out.

A career is much better than a job, since you will obtain job skills that are in demand in the civilian job market, you will generally earn much better income and will very often receive some RESPECT along the way! Another important difference is that you will be using some of your unique strengths and talents again and going to work Monday morning will not be such a dismal experience.

You begin to realize that the ideas and plans you made in the service are not realistic and the job market is nowhere as good as you had hoped. You also begin to understand the handicapping affects of your service-connected disability. Many civilian employers are not enthusiastic about hiring you for any type of physically demanding job, as soon as they see that you were separated from the military, because of fitness for duty standards.

This may be an excellent time to apply for vocational rehabilitation benefits through the VA. You will generally need to have a service-connected disability rating of 20%, or higher from the VA, to qualify for an assessment and determination of eligibility. You can also apply while on active duty, awaiting a separation for disability, or shortly after discharge, by providing medical documentation from the military and requesting a "Memorandum Rating". In this case the VA Rating Specialist does a quick review of your Service Medical Record and makes an unofficial determination that you probably qualify for a 20% or higher rating. This decision in turn, allows the Vocational Rehabilitation Division to work with you, as if you already had your permanent rating. You need to file an application online, or by filling out and submitting VA Form 28-1900. Call toll free 1-800-827-1000, or download online from www.va.gov/vaforms/.

The VA Vocational Rehabilitation Counselor will make a determination that your service-connected disability creates an "employment handicap" for you (or not -you can always appeal, if necessary). This in turn basically means you are prevented from "obtaining or maintaining" suitable employment because of your service-connected disability. What is suitable employment for you? Good question! Basically, it is substantial (skilled) employment which is consistent with your "demonstrated" interests, aptitudes and abilities and for which there is a job market. The VA will evaluate interests, aptitudes and abilities through your military training and employment; through your civilian education and employment history; and through standardized testing.

It may be that you have done a great deal of soul searching and know exactly what you'd like to go into, or get training for. Or it may be that you haven't got a clue - either way, you can get assistance towards defining a new career goal, as well as possible funding for further education, or career training. The VA is also able to provide direct employment assistance if it is felt you already have marketable job skills, but you have a need for some direct assistance ( ie. resume, etc).

Finally, you need to be realistic with yourself, as well as the VA and employers! Don't ask for training to be a carpenter, for example, if you have a back disability. Whatever career goal you establish, has to be reasonable in terms of your health challenges, your capabilities and the civilian job market. Remember, you really only want to be going through vocational rehabilitation once - then it's on to bigger and better things!

Finding Money for Rehabbing Property

If you are just beginning in the real estate investment business, it may be hard to find money to fund your deals. Especially in the beginning, it's going to be hard for you to establish relationships with the right people with no experience. My suggestion is to polish up on your lingo so it seems like you have a little experience. When you approach all of your favorite doctors, lawyers, real estate investors, family and friends with retirement accounts you sound like you are an expert. Go in head strong like you own the place. Trust me you'll become and expert before you know it.

People love to make money and people really love to make money doing nothing and that's what you are going to allow them to do. You take the back ache off of them. When you meet them for the first time be sure you are very professional and decide what rate of interest you are willing to pay. Usually in cases like this you can expect to pay 10-16% to borrow their money. Don't forget it is risky for them and you want the to be able to win too. Create win wins for both of you. Always keep your word with potential investors in your business. If you say you are meeting them at 2:00 pm for a meeting, be there waiting on them at 1:45. Their time is valuable. Don't hold them hostage for 9 hours. Keep your meeting short and to the point.

Do your homework. Do not go into your meeting sounding like an idiot. It is your time to shine. If you really want it, they will know it. Do not cut yourself short by consistently reassuring them. Stay confident and close. Also - do not give up if the first person you approach doesn't work the way you intended it to. Stay focused and determined to go to the next. Keep your message simple and to the point. Make it look like you have a way for them to make a lot of money without lifting a finger. Most of the time, they will jump at the opportunity if it looks good.

Remember - In the real estate business, the most successful people make quick decisions. They do not sit around and ponder ideas. They take action and go with the flow.

Mandy Sheckles is the founder and President of The Wealth Corp. Her company offers Property Rehabbing Education to students around the country. In just eight years, she went from flat broke to being a real estate millionaire.

She is the author of "Renovate Your Success" and the creator of The Rehab Manager, a web-based software application designed to streamline your rehabbing business.

Seeking A Career In Rehabilitation Nursing - What Is The Job All About?

In the medical profession field, apart from being doctors, rehabilitation nursing is also a rewarding career. Nurses? main goal is to help patients recuperate and deal with extensive injuries or medical issues. Most of the patients have just convalesced from intensive care and need specialized care and undivided attention that only rehabilitation nurses can provide at long term comprehensive treatment facilities.

A broad range of medical services can be provided by rehabilitation nurses to their patients. Patients who have met with accidents, work related accidents, drug or alcohol abuse or even strokes can require the aid of a rehabilitation nurse. In general, they wish to help their patients begin the long process towards a hoped for full recovery. Nurses also try to help patients develop life skills that will aid them in their healing process. Work for such rehabilitation nurses can be found at rehabilitation centers, drug and alcohol recovery facilities, mental hospitals, senior citizen facilities, or even private homes.

The first thing that a rehabilitation nurse tries to do is to help stabilize the patient in the new facility. Establishing a sense of stability in the new environment will help to ensure that further complications develop. For many patients with long term illnesses, mobility is a problem that they face. This results in bed sores or respiratory problems due to having to stay in the same position the whole day long. Rehabilitation nurses would tend to these patients and ensure that such basic issues are avoided, by shifting the patients around to other comfortable positions.

Another goal of the rehabilitation nursing staff would be to help the patient develop the positive mindset to cope with their current medical condition. There is a close working relationship with doctors, psychologist and other staff in order to draft out plans that can help the patient cope with their medical condition.

Rehabilitation nurses also have to consider education under their job purview. There is a need to educate the patient and their family members on taking care of the patient. This is important as the nurses have to try to change the mindsets of some of the more stubborn patients while exerting a positive influence.

Daily care and health maintenance is an important aspect that cannot be neglected as it would affect the patient?s overall well being and chances of recovery. Some of the areas nurses need to educate family members and patients on are: dosage and administration of the medication, wound care, proper nutrition and prevention of bed sores. More technical aspects would also include the maintenance of the tracheal tube, bladder and bowel movements for those with kidney complications.

All rehabilitation nursing staff are registered and licensed before they can be allowed to practice in the state legally. A positive mindset is an important thing to have when tackling with the more challenging patients or when faced with patients with long term medical problems. The vocation has its rewarding moments as one cannot quantify the gratitude that patients sometimes shower their rehabilitation nurses with.

Flipping A Rehab House

What is "flipping" a rehab? It is making an offer on a fixer-upper, and then selling the contract. It can mean fast profits with little risk, and very little money invested. The downside? You may make less profits than if you fix it up yourself, and can spend a lot of time looking for the right properties.

We are talking about classic real estate "flipping" here. You never really own the property or have any of the headaches that go with fixing up a place. Instead, you find properties with a lot of profit potential, get your offer accepted, and then sell your "place" for a profit. What you need to make money this way:

1. A good eye for value.

Without any idea of what homes in an area should sell for, you will waste a lot of time. You should be able to look at a home and say, "It should sell for about x amount once it is fixed up." Of course, you'll do research to arrive at a more accurate estimate once you target a particular property.

2. An idea about repair and improvement costs.

Again, you can waste a lot of time if you don't know what it costs for certain common repairs and improvements. Guessing that a roof repair will be $2,000 and then getting a quote for $10,000 means a blown deal after perhaps days of effort.

3. A few good contacts with investors who like fixer-uppers.

Once you get that offer accepted, you need to have some investors to call right away. You have signed a contract with deadlines. This is not the time to start introducing yourself to other investors.

4. The line "or assigns" in every offer.

You put "or assigns," or alternately "or my assigns" after your name in every offer (talk to an attorney or experienced investor to see what language is common in the area). This gives you the right to assign the contract to another buyer. If the seller asks about this, you can tell him that you may want to bring in a partner or turn the project over to your partner, but that all the same terms apply, so there is nothing to worry about.

5. Financing contingencies and other escape clauses.

If you can't find a buyer to assign the contract to, you will have to complete the transaction yourself. Unless, of course, you can't, and you gave yourself a way out for just such a possibility. These escape clauses might include making the deal contingent on getting a certain interest rate, or on getting the approval of your partner within a week.

Flipping a Rehab - An Example

You have been in touch with a few investors that invest in fixer-uppers, or "rehabs". You know what kind of properties they like, and how much profit they expect to get out of a project. Now you start driving around town, looking for fixer uppers.

You find three for sale through realtors, two for sale by owner, and several homes that appear abandoned and might have owners looking to sell. You take a lot of notes, and you go to the courthouse to find the owners of the empty-looking houses. Once home, you start making phone calls and talking to owners and real estate agents - and taking more notes.

Starting with the one that has the most potential, you look at the properties. For each, you lay out a plan on paper, then estimate the costs. Using the formula laid out in Number 7, you estimate the eventual sales price, and subtract from this the costs and the profit you need to make you and the final investor happy. This gives you the highest price you can offer.

One of your offers is accepted. It is a house that will be worth $156,000 when it is ready. The costs will run about $16,000, and the buyer accepted your offer for $114,000, leaving a projected profit of $26,000. Your good faith deposit is $500.

Now you get busy talking to your investors. One agrees with your assessment of the potential, thanks to your detailed plan showing the repairs and improvements, as well as your market analysis showing what similar homes have sold for recently. He likes to make $20,000 on any given deal, so he offers you $6,000 to have the contract assigned to him.

Of course it can get more complicated than this, and you are not likely to get an investor who will pay you prior to closing, so you'll have to wait a few weeks. However, notice that you only invested $500 and your time to make that $6,000. Also you may not want to handle a dozen fixer-uppers if you were doing them by yourself, but flipping a rehab house is a lot less work, so you could be working on several such deals more easily. You can see why some investors concentrate on flipping properties.

Rehabbing Houses: Six Tips On How To Choose A Contractor

Rehabbing houses is an outstanding way to increase your profits from real estate investing. When you put some work into a fixer upper, not only are you virtually guaranteed to explode your profit potential, but you also make a positive contribution to the neighborhood.

If you are an experienced do-it-yourselfer, you may be tempted to do your own rehabbing work. However, most real estate investing experts recommend hiring a contractor to manage your rehabbing project.

Choosing a competent contractor requires more than a quick walk through the yellow pages. You need to learn all you can about prospective contractors. The contractor's ability to do quality work is important, but your focus should be on finding someone you are comfortable working with.

Don't let the Better Business Bureau choose your contractor.

You may be tempted to call your local Better Business Bureau to see if they have anything on file for a prospective contractor. This might give you reason to eliminate a contractor from your list, but it won't tell you what you need to choose one. Remember, the Better Business Bureau is primarily a collector of complaints. The lack of complaints against a contractor doesn't mean the contractor is qualified.

Don't over-value experience.

It's easy to compare contractors by the years of experience they have. However, experience alone doesn't always translate directly into high-quality work. A contractor could have been doing substandard work for his entire career. Go beyond the numbers and evaluate their work.

Beware of high-pressure pricing tactics.

Both of you are professionals and there's really no need for the use of force. If you feel pressured when negotiating with a potential rehabbing contractor, don't be shy about asking him to back off. If that doesn't work, don't hesitate to look for another prospect.

Beware of big down payments.

You should be able to negotiate a reasonable down payment and a fair payment schedule. Typically, you should expect to pay no more a third of the total rehabbing cost in a down payment, with the remainder paid out as work is completed. If the contractor asks for most of the money up front, that could indicate he has a shaky financial condition.

Good communication is a must.

You and the contractor should easily find yourselves on the same page. You're going to be spending a lot of time working with each other. Being able to communicate with each other accurately and effectively will make the rehabbing project go much more smoothly.

The lowest bidder may not be your best bet.

Price should not be your only consideration for choosing a rehabbing contractor. You should decide ahead of time exactly what level of services you want done. Your goal should be value. If the contractor you feel best about has a bid that's too high, you can always ask for a lower price.

A good general contractor will make your rehabbing project go more smoothly. A smoother, more efficient rehab means more profits for you. These tips should help you find a contractor that not only is competent, but is also enjoyable to work with.

Finding Alcohol Rehab and Drug Rehab Programs

When you love someone close to you, sometimes you need to make the tough decisions. When someone you are close to is obviously abusing alcohol or drugs, you know that the best thing you can do to help them is to get them into a rehab program. It will be hard for them and perhaps hard for you as well, but you know that this is what you need to do for them to help them before the problem gets worse.

The over-consumption of alcohol is currently rated to be the third most preventable type of death in the US today. The problem is that alcohol is readily available in bars, which are extremely easy to find, and alcohol consumption even seems to be glamorized in many of the ads you see in magazines and newspapers. Alcohol in and of itself is not bad or evil, but all people are different, and not all people know when to stop, people have different tolerance levels, and it can be easy to become addicted to without realizing that it has become a major problem.

Alcoholics Anonymous (AA) is, without a doubt, the most popular self-help group dedicated to alcohol rehabilitation. Many prefer to try a self-help approach to alcohol rehabilitation. People suffering from alcohol abuse are taken care of in dedicated rehab facilities as well as mental health clinics. A major problem with self-help is that the alcoholic will frequently not recognize that they have a problem. Rather, they start self-help techniques out of respect for people who care about them, like a spouse, but unless and until they admit and recognize that they have a problem, the self-help techniques rarely are effective for the long term.

In the United States, the number of alcohol rehab facilities exceeds 10,000. The effects of alcohol devastate the lives of many individuals and cause trauma to their families. With alcohol rehab, the longer a person abstains from alcohol, the more likely he or she is able to stay sober. It is easier if the affected person has a "buddy" or someone they are accountable to. Without being accountable to someone, it is just simply far too easy for the alcoholic to go back to their old ways and cloud their reality with the effects of alcohol.

Drug addiction is similar to alcohol addiction but can be even more devastating, and can lead to longer term adverse effects if not treated. Popular drugs today include vicodin, oxycontin, valium, Xanax, cocaine, crystal meth, heroin, and many more. Sometimes drug addiction can start with taking prescription medication that was prescribed by your doctor for some type of ailment. But long after your ailment has been resolved, your body has become addicted to the prescription drug, and the user needs more and more of it to pacify the body and avoid the inevitable withdrawal symptoms. Usage of other drugs may start as a "recreational" thing, perhaps being introduced at a party or gathering of friends. But the addictive powers of these drugs are just as devastating.

Interestingly enough, the state of Arizona has one of the worst drug problems in the United States. The use of heroin in the US has also increased in recent years, meaning that the drug rehab system now has to work harder than ever before. The use of crack cocaine is Chicago's biggest drug problem - since the early 1990's, admissions to Chicago drug rehab centers for the treatment of this drug have more than doubled.

Effective treatment is available for both alcohol rehab and drug rehab. Specialized doctors build a complex treatment that includes each patient's individual needs and problems, in order to succeed the reintegration in the healthy and normal life of the society. The basic principles of the drug addiction treatment start from considering each case a particular and individualized expression of the medical condition. They don't necessarily receive the adequate treatment to appease their psychotic desires. Alcohol rehab is similar, because each individual person is unique with different levels of being able to cope with the withdrawal symptoms.

Speaking openly and honestly with the person about the effects his addiction is having on those around him is often the eye-opener the person needs in order to see clearly enough to accept help. From a medical perspective, addiction can be compared to many other serious medical conditions in that it will require long term treatment, lifestyle changes, medication at times and if not monitored, relapse will occur. It has taken some time but, researchers have come to the conclusion that drug addiction and alcoholism are diseases and like other diseases, are chronic and those afflicted are subject to relapse.

Choosing drug rehab or alcohol rehabilitation is a positive step adopted by addicts in reclaiming their normal life. In the beginning, it is important to know that the addiction can be conquered with rehab. The Wellness Enhancement and Longevity Learning (WELL) program incorporates this powerful technique with other pioneering therapies in the their addiction treatment program.

Dual Diagnosis, Eating Disorders and Your Drug Rehab

What is the Purpose of a Drug Rehab Program?

We all know that the purpose of a drug rehab program or alcohol rehab program is to help those suffering from drug addiction or alcoholism to achieve long term sobriety. The initial step in drug rehab or alcohol rehab is to check into their alcohol detox or drug detox program. Afterwards, most people move into the addiction treatment level of drug rehab. After many years of research into drug rehab programs and alcohol rehab programs we have found that well over half of the patients admitted to drug rehab and alcohol rehab have a dual diagnosis.

What Is a Dual Diagnosis Treatment Program?

In basic terms, a dual diagnosis is the co-existence of a drug addiction or alcohol addiction and a mental health disorder. As such, drug rehab programs and alcohol rehab programs had to adjust their addiction treatment services to treat both disorders simultaneously. But what about the person with an eating disorder as part of the dual diagnosis. Can the person with an eating disorder be treated in a drug rehab or alcohol rehab program?

Eating Disorder Treatment in a Drug Rehab Program

As with dual diagnosis treatment in a drug rehab program, addiction treatment services must be altered to meet the needs of the person with an eating disorder. Although the patient with an eating disorder has a dual diagnosis, their drug rehab needs are different. Before entering a drug rehab or alcohol rehab for treatment of an eating disorder, review their addiction treatment program and look into the drug rehab program?s ability to treat someone with a dual diagnosis.

For additional information on dual diagnosis treatment, call the national dual diagnosis helpline at 1-800-511-9225 or go to www.recoveryconnection.org.

Finding Contractors to Rehab Your Properties

Contractors are your right-hand men in this business. Without them, you?ll never be able to grow your rehabbing business. They are the ones that will be rehabbing your properties and ultimately, making much of what you do as a rehabber possible. Dealing with contractors is my favorite part of the rehabbing business, and that?s primarily because they can be such a great source of entertainment. (Because of them, I now have plenty of funny stories to tell.) Working with contractors requires a fair warning about what you?ll encounter with them, so prepare yourself. Never be surprised by anything that a contractor does. Never assume that they?ll do exactly as you hope. Keep this in mind whether they have worked for you one time or thirty times. And most importantly, remember that you are the one in control ? always!

I have not always turned out a finished property that I was proud of. In the beginning, I hired backyard handymen, rather than true contractors, because they were less expensive. I was not savvy enough to know that their work was crappy. They were small-time players who half-fixed everything and relied on super glue and duct tape to get them through their day. They did meet nor even know housing codes. They cut corners whenever they could. I believed them when they told me they had the expertise to fix anything that needed done: plumbing, electrical, furnace, etc. Boy, was I gullible!

These contractors would lie, cheat, and steal in order to make me believe that they were competent. In the beginning I was not experienced enough to know what quality work looked like, I did not realize that I was not selling a quality product. I soon had an epiphany: I was paying these small-time contractors $5 less and getting $1 results! I quit using backyard handymen. I began researching to find people who knew what they were doing and I was willing to pay to have these quality people. It was one of the most important lessons that I have learned. Professionals do a quality job within a reasonable time frame. They are priceless. I cannot emphasize enough the importance of a good, professional contractor.

You really need to be certain that home repair work is being done right. I am not suggesting that you learn how to do the work yourself (which may not be the best use of your time) but do become aware of what a job well done looks like. I use inspectors to survey a property before the work is done and after. I also have very specific contractor guidelines to insure the quality of my properties. If the contractor hasn?t followed the guidelines, they haven?t finished their job! You want to be able to turn over the best product available to your customers and you need to hold your contractors responsible for their work.

Joe Crede, the White Sox third baseman, has opted for a six to eight week rehab program instead of surgery for the two herniated discs in his back. Till a few days ago, there was a lot of speculation that Crede might go for microsurgery. However, that has now been cleared.

White Sox general manager Ken Williams informed through an email statement that Crede and his agent made the decision to go for the rehab program after consultations with doctors. Williams is pleased that Crede does not have to have a surgery.

Crede explained that the surgery involved making a small incision in the back and this out be done as an outpatient. In 1993, Sandy Alomar Jr had a similar procedure and was out of action for 3 months. Choosing a Drug Rehab Program in Maryland

Drug Rehab Programs in Maryland

There are hundreds upon hundreds of drug rehab programs in Maryland that claim they provide the most effective addiction treatment in the country. You can go on the internet and find drug rehab after drug rehab listed with a variety of ?recovery claims?. It appears that most of these drug rehab programs and alcohol rehab programs are properly licensed and do provide basic addiction treatment services. There are several challenges though and one, is that the Maryland drug rehab might be located close to your ?stomping grounds? and the second is the quality of Family recovery program it provides.

Choosing a Drug Rehab Outside of Maryland

While it is usually more comfortable to choose a drug rehab close to home, we are not looking for comfort, we are looking for recovery. The closer a person is to home, the closer they are to the neighborhood liquor store and drug dealer. In the early stages of drug rehab a person generally will go through alcohol detox or drug detox. This is a challenging time, where cravings are intense and the desire to leave drug rehab is at an all time high. People generally think twice about leaving drug rehab if they are not receiving addiction treatment services in their own back yard.

The Family Component in Drug Rehab

We all know the damage that has occurred within the family due to years of drug addiction and alcoholism. Most drug rehab programs will offer family therapy once weekly for two to three weeks to resolve issues that have taken years upon years to develop. Quality addiction treatment programs and drug rehab programs will have a family recovery component consisting of a minimum of four complete days for the family and patient to work together. These groups should be run by a licensed marriage and family therapist with a background in addiction treatment.

For a addiction treatment program, drug rehab, alcohol rehab or dual diagnosis treatment center in Maryland, you can call the national addiction treatment helpline at 1-800-511-9225 or go to www.recoveryconnection.org

Alcohol Rehab Programs in Maryland

Alcohol Abuse and Alcoholism in Maryland

Alcohol abuse and drug addiction is a problem for millions of Americans. Whether it is inherited or society related, drug addiction and alcohol addiction cause tremendous damage to those people that come in contact with the drug addict or alcoholic. Fortunately, there are alcohol rehab programs and drug rehab centers across the country that assists addicts, alcoholics and their families with the process of alcoholism treatment and drug addiction treatment.

Different Alcohol Rehab Approaches in Maryland

Different alcohol rehabs and drug rehab programs take different approaches, but the philosophy is usually the same ? if you are suffering from alcohol abuse and can not manage to control your drinking, you are probably alcoholic. Most quality alcohol rehab programs in Maryland use medications to help the alcoholic and addict manage their alcohol withdrawal or drug withdrawal. Alcohol detox generally takes between five and seven days, depending on how much alcohol you were drinking, how frequent and a variety of other factors. Alcohol detox should take place in a medically monitored alcohol detox unit, within the alcohol rehab program.

Alcohol Rehab and the Family

It goes without saying that the family of an alcoholic in Maryland suffers right along with the alcoholic. As such, the alcohol rehab program you choose, should have a comprehensive family recovery program. This does not mean that a family member speaks with a alcohol rehab therapist once a week and meets with the alcohol rehab counselor upon discharge from the alcohol rehab. A family program should be at least a four day treatment experience at the alcohol rehab program for the family and alcoholic.

If you are looking for a quality alcohol rehab program, you can call the national alcohol rehab helpline at 1-800-511-9225 or go to their website at www.recoveryconnection.org.
